Government buildings, like any other building, need to be maintained frequently, to preserve the original and to ensure that they perform their functions. Maintenance depends on a set of procedures, and these measures are affected by several technical and administrative factors. This study aims to know the most important factors affecting maintenance procedures and their time, to enhance the reality of maintenance of government buildings. A survey was conducted for professionals in the field of building maintenance. The analysis of the questionnaire answered by (75) engineers showed that the most influencing factors on maintenance procedures and their time are; Maintenance time (when it started), safety and health measures, work completion time, defective construction, lack of implementation, poor completed maintenance work, design problems, delay in reporting failure, response time for maintenance work, the skill of maintenance personnel, unavailability of skilled workers, services Building materials, material properties, unqualified contractor, poor budget control, insufficient funds, building age, structure condition, and sewage component networks. Therefore, controlling these factors can reflect positively on maintenance procedures and time, and thus enhance the reality of maintenance of government buildings in Iraq.
