Buildings consist of components that require a building maintenance management system, which is undertaken by the building maintenance department. Because of the limitation budgeting issue, several building components cannot be managed simultaneously, thus necessitating a gradual maintenance process. This study focuses on building maintenance management strategies that consider the budget limitations and complexity of building maintenance issues while including the occupant safety condition factor as the main consideration. To achieve this, the Building Condition Index (BCI) is utilized to provide an approach in assessing the condition of buildings. The developed method in this research uses the Analytical Network Process (ANP) to determine the priority of buildings to be maintained based on building safety factors. In this research, building components are categorized into three major groups, i.e.: interior, exterior, and utilities. The model developed in this research demonstrates its appropriateness and reliable solution concerning building component damage and their functionalities.
